Why Communication Is So Important When You’re Moving Home

When you’re buying or selling a property, there’s a lot going on behind the scenes. You’ve got your solicitor or conveyancer, your estate agent, the other party’s legal team, mortgage lenders, surveyors, removals companies, and if you’re in a chain, multiply that by every household involved.

With that many people in the mix, small delays can snowball quickly. A missed call or a slow reply might not seem like a big deal, but it can push everything back by days or even weeks. And when deadlines are tight, like exchanging contracts or booking removals, that lost time can really pile on the pressure.

Keeping in touch regularly with your conveyancer and estate agent makes a huge difference in managing a property chain. It means questions are answered quickly, documents don’t sit waiting for action, and everyone has a clearer picture of what needs to happen next. 

How often should I keep in touch with my conveyancer?

You should never feel silly for asking for updates or checking in with your conveyancer. It’s your move, your money, and your peace of mind on the line, and staying in the loop helps you plan ahead with confidence.

Even if there’s no major update to share, it’s perfectly reasonable to ask where things stand. A polite message or phone call once a week is usually enough to keep everything moving without feeling like you’re chasing. And if something does need your attention, like signing a document or answering an enquiry, that regular check-in can help catch it before it causes a delay.

Remember, communication works both ways. By showing you’re organised, responsive, and easy to work with, you also give estate agents, solicitors and other parties more confidence in you, which can make a real difference if part of the chain starts to wobble.

Be Prepared at Every Stage

One reason why conveyancing takes so long is that someone in the chain isn’t ready when it’s their turn to act. It’s completely understandable, as moving house can feel like a maze of forms, signatures, and sudden requests, but you don’t want to be the one who causes the delay!

A little bit of preparation goes a long way. For sellers, that might mean digging out your title deeds, filling in the TA6 and TA10 forms promptly, and lining up your Energy Performance Certificate early. 

For buyers, it could mean getting your mortgage agreement in principle ready, having your deposit accessible, and keeping an eye on when searches or survey results are due.

Being prepared also helps you to plan around your own schedule. If you’re going on holiday or know you’ll be tied up with work or childcare, let your solicitor know in advance. That way, we can either fast-track anything that needs signing or plan around those dates to avoid last-minute pressure.

Make Decisions Clearly & Confidently

Another reason for delays in a property transaction is indecision. If you’re unsure about what to do or change your mind halfway through, it can cause a ripple effect that slows everything down.

That’s why it helps to be as clear as possible when making decisions. Whether you’re deciding what fixtures and fittings to include in your sale, confirming your completion date, or reviewing replies to enquiries, it’s essential to take the time to understand your options, then communicate your choice confidently.

And if you’re ever unsure? Ask. Your conveyancer is there to explain things in plain English, not legal jargon. No question is too small, and it’s far better to get clarity early than to pause things later because something didn’t feel quite right.

Once you’ve made a decision, let your solicitor or agent know promptly and in writing, where possible. This keeps a clear paper trail and helps avoid crossed wires.
